Stoneweg Targets €300 Million Hotel Investment Platform as Ibiza and Marbella Remain Key Markets

Stoneweg is continuing to expand its presence in the European hospitality sector with a new €300 million investment platform focused on hotels and leisure assets across Spain and southern Europe.

The initiative, developed with Mutuactivos, the investment arm of Mutua Madrileña, comes as investor interest in high-quality hotel assets remains strong across Spain, with established destinations including Ibiza and Marbella continuing to attract significant capital.

A €300 Million Hospitality Strategy

The new vehicle, known as Mutuafondo Hospitality, is designed to invest in hotels and leisure properties in established tourist destinations across Spain, Portugal and Italy.

Mutuactivos will oversee investment management and risk control, while Stoneweg will identify investment opportunities and assist with structuring acquisitions and disposals.

The strategy is not limited to purchasing existing hotels. The platform can also invest in properties requiring renovation, repositioning or adaptation for hotel and leisure use.

The focus will be on improving operational efficiency, upgrading properties and repositioning assets to respond to growing demand for more personalised hospitality experiences.

Ibiza Has Already Been Part of Stoneweg's Strategy

The announcement is particularly relevant to Ibiza because the island has already featured prominently in Stoneweg's Spanish hotel strategy.

Stoneweg and Bain Capital previously invested in several Spanish hotel assets, including properties in Ibiza, Marbella, Mallorca, Menorca, Tenerife and Barcelona.

Their first hotel fund deployed approximately €450 million across seven properties, with the strategy focused heavily on repositioning and upgrading existing hotels.

One of those Ibiza assets was Mongibello Ibiza in Santa Eulària, which was acquired in 2022 and subsequently transformed into a premium lifestyle hotel.

In July 2026, Stoneweg and Bain Capital completed the sale of Mongibello to Grupo Ramat and private investors, marking the completion of their repositioning strategy for the property.

Marbella Also Remains Important

Marbella has been another major market for Stoneweg's hospitality investments.

The group's previous portfolio included the Hard Rock Hotel Marbella and Kimpton Los Monteros Marbella, reflecting its strategy of acquiring established properties and upgrading them for the premium and luxury markets.

The Kimpton Los Monteros, for example, was reopened following a substantial investment and repositioning programme, with Stoneweg's Spanish hotel strategy designed to create higher-value hospitality assets in established destinations.

Spain's Hotel Investment Market Remains Strong

The new €300 million platform arrives during a particularly active period for Spanish hotel investment.

Knight Frank estimates that hotel investment in Spain reached more than €2.3 billion during the first half of 2026, up more than 30% compared with the same period in 2025.

Five-star hotels accounted for around 45% of investment during the second quarter, while four-star properties represented approximately 35%, highlighting continued investor appetite for higher-quality assets.

Ibiza remains one of Spain's most closely watched hotel markets within this wider investment landscape.

The island combines strong international tourism demand with limited land availability and an increasingly premium hospitality offering, making well-positioned hotel assets particularly attractive to investors.

Why Ibiza Matters to the Luxury Hotel Market

The continuing flow of investment into Ibiza reflects the island's transformation from a traditional Mediterranean holiday destination into an increasingly sophisticated luxury tourism market.

International investors and hotel groups have been targeting established properties that can be renovated, repositioned and upgraded to appeal to higher-spending travellers.

But the investment boom is also part of a broader transformation of Ibiza, where rising hotel standards and luxury developments are increasingly shaping the island's tourism model.

The €300 million Stoneweg-Mutuactivos platform therefore represents more than another investment vehicle. It is another indication of how strongly institutional capital continues to believe in the long-term potential of Southern Europe's hospitality markets.

And with Ibiza and Marbella already among the destinations where Stoneweg has established a significant hotel presence, the two markets remain important reference points for the company's wider strategy.
