Ibiza Town has recorded four new cases of illegal tourist rentals following joint inspections carried out by the Ibiza Local Police and the Consell de Ibiza.

The latest actions bring the number of illegal tourist rental cases reported through these coordinated inspections to 15 so far in 2026.

The inspections are part of an ongoing effort to identify tourist accommodation operating without the required authorisations.

Four New Cases Detected

The four latest cases were identified during joint controls carried out last week.

They add to the 11 cases that Ibiza Town had already reported during the year as part of its efforts to detect unauthorised tourist accommodation.

The inspections involve cooperation between the local police and the Consell's inspection service, with each administration working within its respective responsibilities.

A Priority for Ibiza Town

Ibiza Town mayor and councillor for Local Police Rafael Triguero said tackling illegal tourist rentals remains a priority for the municipal government.

The town hall has stressed that residential properties cannot be used for tourist accommodation without the necessary authorisations and compliance with the applicable regulations.

The issue has become increasingly significant across Ibiza, where tourist accommodation and the availability of residential housing remain closely connected.

Fines Can Be Significant

The latest announcement also highlights the scale of some penalties associated with illegal tourist rentals.

One case referenced by the municipality resulted in a fine of €793,443.74 after the owner was found to have changed the use of a residential property to tourist accommodation without the required authorisation.

The case originated from an inspection carried out in 2024, with the municipal government later rejecting appeals submitted during the proceedings.

The case illustrates how costly illegal tourist rental proceedings can become when a serious infringement is established.

A Wider Inspection Effort

The 15 cases reported through the coordinated Ibiza Town inspections form part of a broader enforcement effort across the island.

Earlier this year, the municipality said it had inspected 146 properties for possible illegal tourist rentals, while processing 36 cases for potential sanctioning proceedings. At that point, five penalties had become final and another 15 were being processed.

The enforcement process can involve different authorities depending on the nature of the alleged violation.

Municipal authorities can intervene on urban-planning matters, including unauthorised changes in the use of residential properties, while tourism-related issues fall under the responsibilities of the Consell.

Why Illegal Tourist Rentals Remain an Issue

Illegal tourist accommodation has become an increasingly important issue on Ibiza, particularly as the island faces continued pressure on its residential housing supply.

The debate is not only about tourism regulation. It is also connected to the availability of homes for people who live and work on the island throughout the year.

Earlier this year, authorities also highlighted the possibility provided under Balearic tourism legislation of recovering properties used illegally for tourism and returning them to the residential market.
