Seven rehabilitated municipal homes in Ibiza’s historic sa Penya neighbourhood have now been handed over to their new tenants, giving 17 people access to affordable housing in the heart of the city.

The homes are being rented for between €203.14 and €460.28 per month, offering a rare example of housing at substantially below typical Ibiza market prices.

The handover took place on Monday, August 31, as part of Ibiza Town Hall’s “Eivissa, una ciutat per viure-hi” housing plan.

Seven Homes, 17 New Residents

The seven properties are located on Vista Alegre Street, Retir Street and Plaça de sa Drassaneta, within the historic sa Penya neighbourhood.

The homes were previously rehabilitated with support from the Consorci Eivissa Patrimoni de la Humanitat, combining the creation of affordable housing with the regeneration of properties in Ibiza’s historic centre.

Following the signing of their rental contracts, the new tenants received their keys from Ibiza Mayor Rafael Triguero and Councillor for Housing and Social Welfare Lola Penín before being accompanied to their new homes.

Rents From Just €203

The most striking part of the project is the rental cost.

The homes have rents calculated at €6.18 per square metre, resulting in monthly payments ranging from approximately €203 to €460 depending on the property.

For an island where housing affordability has become one of the biggest challenges facing residents, the prices represent a significant difference from the private rental market.

Housing for Different Needs

The seven homes were allocated to different types of households.

The development includes homes for young people under 35, families and a single-parent household, allowing the municipality to address several different housing needs.

The properties were allocated following a public lottery held on June 11, after applicants were assessed against the eligibility requirements established by the municipality.

Applicants had to meet conditions relating to their registration in the public housing system, residence in the municipality, income, property ownership and other administrative requirements.

Part of Ibiza’s Wider Housing Plan

The seven homes represent the first completed properties under Ibiza Town Hall’s broader “Eivissa, una ciutat per viure-hi” strategy.

The municipality has identified increasing the supply of affordable housing as a major priority as residents face high rents, limited availability and strong demand for accommodation.

Mayor Rafael Triguero said the handover represents an important step in expanding the city's affordable housing stock, while acknowledging that the housing situation will require continued work.

The municipality's wider plan aims to increase the number of homes available to people who live and work in Ibiza, rather than relying solely on the private market.

Bringing Life Back to Sa Penya

The project also has significance beyond housing.

Sa Penya is one of Ibiza Town’s historic neighbourhoods, making the rehabilitation of its properties part of the wider effort to preserve and revitalise the historic centre.

By converting and restoring homes for permanent residents, the project combines affordable housing with the regeneration of Ibiza’s heritage areas.

For the 17 people receiving the keys, however, the significance is much more immediate: they now have a stable home in central Ibiza at a rent designed to remain accessible.

At a time when finding affordable long-term accommodation on the island has become increasingly difficult, the seven homes are a small but tangible addition to Ibiza’s public housing supply.
