Ibiza Ranks Above Portofino and Mykonos in European Waterfront Property Price Ranking

Ibiza has entered the upper tier of Europe's luxury waterfront property market, with the highest current asking prices for exclusive first-line residential properties reaching up to €28,000 per square metre.
The figure comes from the 2026 Waterfront Ranking published by Engel & Völkers, which compares the highest asking prices currently recorded for exclusive residential properties directly on the waterfront in selected European destinations.
Ibiza ranks seventh in the European comparison, ahead of Portofino in Italy and Mykonos in Greece.
Ibiza Reaches €28,000 Per Square Metre
According to the ranking, the highest current asking prices for direct waterfront residential properties in Ibiza reach €28,000 per square metre.
That places the island seventh among the ten European destinations included in the ranking.
The figures concern properties at the very top end of the market and should not be interpreted as the average price of homes across Ibiza or even the average price of all waterfront properties on the island.
The ranking is specifically based on the highest prices at which qualifying properties are currently being offered for sale by Engel & Völkers.

Mallorca Remains Ahead of Ibiza
Within Spain, three destinations appear in the European top ten: Marbella, Mallorca and Ibiza.
Marbella ranks second, with top asking prices reaching €62,000 per square metre.
Mallorca ranks sixth at up to €46,000 per square metre.
Ibiza follows in seventh place at €28,000.
The ranking therefore places all three Spanish destinations among Europe's most expensive markets for exceptional direct-waterfront residential properties.
The €28,000 Figure Does Not Represent the Average Ibiza Market
This distinction is particularly important when discussing Ibiza's property prices.
The €28,000 figure represents the highest asking price per square metre identified in the specific waterfront segment analysed by Engel & Völkers.
It does not mean that waterfront homes across Ibiza generally cost €28,000 per square metre.
Engel & Völkers' separate September 2026 Ibiza market data provides a much lower average asking-price picture for the wider residential market. It puts average house asking prices at approximately €8,765 per square metre and average apartment asking prices at approximately €6,853 per square metre.
These figures cover the broader Ibiza property market and are therefore not directly comparable with the €28,000 first-line waterfront maximum.
What Makes First-Line Properties So Expensive?
The Waterfront Ranking focuses on a particularly limited part of the property market: exclusive residential properties located directly on the waterfront.
Engel & Völkers points to the extremely limited availability of land directly beside the sea and coastal protection regulations as factors restricting supply.
The company also highlights continued international demand for high-end properties offering privacy, location and direct access to the waterfront.
For Ibiza, the ranking identifies exclusive estates and fincas in quiet coastal locations as well as properties close to Ibiza Town among the parts of the market capable of reaching the highest prices.

The top of the European ranking is dominated by the French Riviera.
Saint-Jean-Cap-Ferrat leads with asking prices reaching €113,000 per square metre, more than four times Ibiza's €28,000 figure.
Marbella follows at €62,000, while Saint-Tropez reaches €61,000 and Cap d'Antibes €50,000.
Porto Cervo and Mallorca complete the destinations above Ibiza.

Ibiza's Wider Luxury Property Market Remains Expensive
The waterfront figures form part of a wider high-value property market on the island.
Engel & Völkers' September 2026 data shows that average asking prices for houses in Ibiza are around €8,765 per square metre, while apartments average approximately €6,853 per square metre.
House asking prices were around 1% higher than a year earlier, while apartment asking prices were approximately 6.9% higher in the company's dataset.
The figures demonstrate why it is important to distinguish between the island-wide residential market and the much narrower market for exceptional first-line properties.
A Market Driven by Scarcity
Direct waterfront properties are among the most limited forms of residential real estate.
Unlike ordinary housing stock, the supply of properties with an unobstructed first-line position cannot easily be expanded. Coastal planning restrictions and the limited amount of suitable land further restrict the number of properties available in this segment.
That scarcity helps explain why the highest asking prices can be several times higher than average residential prices elsewhere on the same island.
For Ibiza, the latest ranking provides another indication of the premium attached to its most exclusive coastal properties.
