Sabina Estates: Inside Ibiza's 17-Hectare Luxury Villa Development in Cala Tarida

06 November 2026 г.

On the western coast of Ibiza, near Cala Tarida, Sabina Estates is developing an exclusive residential community that combines individually designed luxury villas with private hospitality, leisure and wellness facilities. Set across approximately 17 hectares in the municipality of Sant Josep de sa Talaia, the project brings together internationally recognised architects and designers, with a planned collection of 50 residences and a private clubhouse.

Founded in 2015 by property professionals Anton Bilton, Glyn Hirsch and Agustín del Pino, Sabina was conceived as a residential development offering the privacy of individual homes alongside services and amenities normally associated with high-end resorts.

The development has been progressing through several construction phases, with completed residences alongside further villas still under development. Its concept combines contemporary architecture, Mediterranean materials, landscaped surroundings and views across Ibiza's western coastline.

A Residential Development Designed Around Ibiza's Landscape

Sabina Estates occupies approximately 170,000 square metres of land in Cala Tarida, an area known for its countryside setting, coastal views and sunsets over the Mediterranean.

Rather than applying one architectural design across the entire development, the project brings together different architects and designers to create individual residences within a shared landscape and architectural vision.

According to Chapman Taylor, the development includes approximately 50 villas, ranging from around 510 square metres to more than 2,000 square metres in size.

The architectural approach incorporates local stone, white finishes, timber, extensive glazing, landscaped gardens and green roofs. The villas have been designed to make use of the natural topography, with their positioning intended to maximise views while maintaining privacy between neighbouring properties.

Private swimming pools, outdoor terraces and landscaped areas form part of the residential concept. Individual properties also feature additional spaces such as entertainment rooms, wine cellars and areas suitable for private gyms or audiovisual facilities.

The intention is to create homes that combine contemporary residential design with the natural character of Ibiza.

International Architects and Designers Behind the Villas

One of Sabina's defining characteristics is the involvement of internationally recognised architectural practices and designers.

The project brings together 14 architects and designers, with each contributing an individual interpretation of Mediterranean residential architecture.

Among the names associated with the development are:

  • Sir David Chipperfield: The British architect and Pritzker Prize laureate, recognised for his refined contemporary architecture.

  • John Pawson: Known internationally for minimalist architecture and interiors.

  • Manuel Aires Mateus: The Portuguese architect whose work frequently explores materiality, geometry and light.

  • Marcio Kogan and Suzana Glogowski: Brazilian architects associated with Studio MK27.

  • Rolf Blakstad: An Ibiza-based architect known for his interpretation of traditional island architecture.

  • Elías Rizo: The Mexican architect and designer associated with contemporary residential projects.

  • Ramón Esteve: The Spanish architect and designer known for architecture, interiors and furniture.

  • Jordi Carreño: An Ibiza-based architect involved in the development.

  • Jaime Romano: An architect and designer associated with several Sabina residences.

  • Lázaro Rosa-Violán: The Spanish interior designer involved in the clubhouse interiors.

  • Begoña Sebastian: Madrid-based designer.

  • Andrea Sánchez: Architect and designer from Santiago, Chile.

  • Claudia Kappl Joy: Designer based in Arizona.

  • Elizabeth Smith: London-based designer.

The different contributions create a collection of residences with individual architectural identities while maintaining a common relationship with the surrounding landscape.

The Clubhouse: A Private Centre for Residents

Beyond the villas, the clubhouse is one of the central elements of Sabina's residential concept.

Designed by Rolf Blakstad, with interiors by Lázaro Rosa-Violán, the building provides a shared environment for residents and their guests, combining dining, leisure and wellness facilities.

The clubhouse includes restaurants, bars, indoor and outdoor dining areas, swimming pools, gardens and spaces for social gatherings.

One of its more unusual features is a private entertainment room with a dancefloor and bar. The space has been designed for private celebrations and events within the residential community, rather than operating as a conventional public nightclub.

Other facilities described by the project include:

  • Spa and wellness facilities.

  • Gym and fitness areas.

  • Yoga platform.

  • Tennis and padel courts.

  • Swimming pools.

  • An amphitheatre and spaces for private events.

  • A non-denominational temple intended for meditation and private gatherings.

The overall concept is to give homeowners access to a range of shared facilities without sacrificing the privacy of their individual residences.

Gastronomy and Dining at Sabina

Food and hospitality are also part of the development's identity.

The clubhouse incorporates restaurant facilities with indoor and outdoor dining spaces. Sabina describes its culinary concept as Mediterranean, with an emphasis on fresh ingredients and seasonal produce.

The restaurant and social areas are intended to complement the residential experience, providing places for homeowners and their guests to meet, dine and spend time together.

This approach reflects the wider concept behind the development: combining private residential living with selected services and amenities associated with luxury hospitality.

Private Rentals and Concierge Services

Although Sabina is primarily a residential development, its villas can also be incorporated into a rental programme managed through the company.

Property owners can make their residences available for rental through the estate's management arrangements. Guests staying in participating properties receive access to the clubhouse facilities and associated services during their stay.

The company specifies a minimum rental period of one month, distinguishing this arrangement from conventional short-term holiday accommodation.

The rental offering also includes access to guest services and concierge assistance, allowing visitors to use the facilities and services associated with the private residential community.

This creates a second dimension to the development, combining private ownership with the possibility of managed rental income.

Development Progress and Construction Phases

Construction of Sabina Estates began in 2015 and has continued through several phases.

The first stage included 13 villas and the principal clubhouse facilities. Subsequent phases have added further residences and expanded the development.

In June 2026, architectural practice Chapman Taylor announced the completion of Phase 2, confirming its continuing involvement as executive architect and its role coordinating the technical development of the project.

The company's published project information identifies Phase 2 as completed. Meanwhile, the 2025 consolidated financial statements of Sabina Estates Group Holdings Limited describe further construction activity across Phases 3A, 3B and 4, alongside planning work for an additional phase of six villas.

The development is therefore not yet fully completed.

There is also a small discrepancy in published villa totals. Sabina's own website and Chapman Taylor describe a development of 50 villas, while some Grupo SANJOSE technical reports have used a figure of 51. The planned final collection is generally presented as 50 residences.

The Financial Picture Behind the Development

Sabina's scale is also reflected in the financial accounts of its British parent company, Sabina Estates Group Holdings Limited.

Its consolidated accounts for the year ending 31 December 2025 were filed with Companies House on 14 September 2026.

The accounts show that the group generated approximately €30.43 million in revenue during 2025, compared with approximately €96.71 million in 2024. This represents a reduction of around 68.5%.

The decline coincided with a lower number of completed villas. The group reported finishing two residences during 2025, compared with ten in the previous financial year.

Sabina also reported a consolidated loss of approximately €954,911 for 2025, a significant improvement on the loss of approximately €8.24 million recorded in 2024.

The figures need to be understood in the context of a development built and sold in phases. Revenue from residential property sales can vary considerably between years depending on when properties are completed, delivered and recognised in the accounts.

The company also reported that 19 of the 21 villas under development were presold at the end of 2025. This indicates committed transactions, although it does not mean that all those sales had already been recognised as revenue.

The accounts also recorded property inventories of approximately €204.98 million. This represents the group's accounting value for property-related development costs and should not be confused with an independent valuation of the estate's market value.

Construction Disputes and Outstanding Legal Proceedings

The group's financial history also includes construction-related legal disputes.

According to the 2025 consolidated accounts, one dispute resulted in a judgment by the Provincial Court of Palma requiring payment of approximately €4.55 million, including principal and interest. Sabina paid the amount in 2025 but subsequently appealed to Spain's Supreme Court.

A separate contractor claim of €4.6 million, plus costs, remained unresolved when the accounts were prepared. Sabina has disputed the claim and recorded a provision of approximately €1.5 million in relation to the potential financial exposure.

These are separate proceedings with different legal statuses. The €4.55 million payment relates to a judgment that was satisfied but remained under appeal, while the €4.6 million figure is a contractor's claim, not a final court award.

The company has previously stated that the disputes originated in contractual problems during the first phase of the development and that similar issues had not occurred in the subsequent phases.

The legal proceedings provide important context to the business behind the project, although they do not alter the architectural and residential characteristics of the development itself.

Sabina Estates and the Luxury Residential Market in Ibiza

Sabina Estates represents a particular segment of Ibiza's property market: large private residences designed around architecture, privacy, wellness and access to managed hospitality services.

Its location near Cala Tarida, international architectural involvement and extensive clubhouse facilities distinguish it from more conventional residential developments.

The project also illustrates the complexity of delivering large luxury developments on the island, where construction takes place over several years and commercial results depend on the timing of individual property sales and handovers.

With further construction phases under way, Sabina continues to develop its residential offering on Ibiza's west coast, bringing together private villas, shared facilities and a hospitality model designed around its owners and guests.
