20 Key Facts About the Housing Crisis in Ibiza and Formentera

The new Housing Observatory of the Balearic Islands (OHIB) provides a detailed look at the residential market across Ibiza and Formentera, from housing prices and protected homes to population growth, tourism rentals and the gap between advertised and actual sale prices.

The Observatory, developed by the Balearic Government using data from several official institutions including IBESTAT and the Balearic Tax Agency, currently provides 23 indicators covering the islands' housing market.

Here are 20 key figures that help explain the current housing situation across the Pitiusas.

Ibiza

1. 73% of Ibiza's homes are in apartment buildings

Ibiza has 75,519 homes, with 73% classified as multi-family housing. This is the highest proportion of the four Balearic Islands, compared with 65% in Mallorca and 66% across the islands as a whole.

2. Ibiza has a 43.18% housing-stock gap linked to population growth

Between 2000 and 2025, Ibiza's population increased by 82.74%, while its housing stock grew by 39.56%. The resulting 43.18% figure represents the gap between population and housing growth over that period.

The Observatory stresses that this is a retrospective calculation and should not be interpreted as a direct estimate of today's housing demand.

3. Advertised prices in Ibiza are around 32% above actual sale prices

The Observatory reports a significant difference between prices advertised on property portals and actual transaction prices. For Ibiza, the difference is around 31.63%, based on data from the College of Property Registrars.

4. The average price of a detached home in Ibiza is €2.55 million

The average sale price of a single-family home in Ibiza is €2,548,213, more than twice the Balearic average of €1,150,043.

This is the highest average price for this housing category anywhere in the archipelago.

5. The average apartment price in Ibiza is €538,479

The average price of a home in a multi-family building on Ibiza is €538,479, compared with €396,165 across the Balearic Islands.

It is also higher than the corresponding figure for Formentera, at €469,310.

6. The average Ibiza home sale price is €848,491

Taking both single-family and multi-family homes together, the average sale price in Ibiza during 2025 was €848,491.

That was approximately 48% above the Balearic average of €571,136, according to the Government's figures.

7. Roca Llisa has Ibiza's highest price per square metre

Roca Llisa recorded the highest average price per square metre among the Ibiza areas included in the Observatory, at €7,978/m².

It was followed by Cala Vedella at €7,749/m² and Ses Torres at €7,321/m².

8. Can Fornet has the highest average price per home

Can Fornet recorded an average price of €2,979,619 per property, the highest absolute average in the Ibiza data.

Roca Llisa and Can Fornet are both located in the municipality of Santa Eulària.

9. Foreign buyers paid substantially more for apartments than national buyers

The Government's presentation gives average apartment purchase prices of €653,786 for foreign buyers and €396,353 for Spanish national buyers.

That represents a difference of approximately 65%. The figure describes the average prices of transactions by buyer nationality and does not by itself establish why the prices differ.

10. Ibiza's protected housing stock has fallen 44% since 2011

The island had a historic high of 1,745 protected homes. The current figure is 976, representing a reduction of around 44%.

The Observatory data also show that no new protected homes were added to Ibiza's stock during the three years referenced in the report.

11. Sant Josep and Sant Joan have no active protected housing stock

The two municipalities are identified as the only municipalities in Ibiza without active protected housing in the 2025 data.

12. Most of Ibiza's population growth since 2000 came from net migration

The Observatory data indicate that 86% of Ibiza's population growth since 2000 came from net migration, while 14% was attributed to natural population growth.

Within the net migration figure, the Observatory breaks the increase down by broad origin categories including the European Union, mainland Spain, Latin America, Africa and non-EU Europe.

Formentera

13. Formentera has the highest housing-stock gap in the Balearic Islands

The official OHIB indicator puts Formentera's housing-stock gap linked to population growth at 54.36%, the highest of the four islands.

Between 2000 and 2025, the population increased by 46.34%, while the number of homes increased by 31.56%.

14. Advertised property prices in Formentera are around 49% above actual sale prices

The Observatory reports a 49.36% gap between advertised and actual sale prices in Formentera, the largest difference recorded among the Balearic Islands.

15. Tourist accommodation accounts for 25.4% of Formentera's residential stock

Formentera has the highest proportion of tourist-rental homes relative to its residential stock in the Balearics.

The Observatory puts the figure at 25.4%, or approximately one in every four residential properties.

16. Formentera has had 57 protected homes since 2017

The island currently has 57 protected homes, a figure that has remained unchanged since 2017.

No new protected housing was added between 2018 and 2025, according to the data cited by the Observatory.

17. Almost 90% of Formentera's protected housing is publicly developed

Of Formentera's 57 protected homes, 51 are publicly promoted, representing 89.5% of the total.

Only six homes, or 10.5%, came from private development.

18. Formentera is the only Balearic island where detached housing is the majority

Single-family properties account for approximately 60% of Formentera's housing stock.

It is the only island in the Balearics where single-family housing represents the majority rather than multi-family housing.

19. The average single-family home in Formentera costs €1.39 million

The average price of a single-family property in Formentera is €1,391,437.

For apartments, the average is €469,310, while the combined average across the two housing categories is €628,297.

20. Es Pujols has Formentera's highest price per square metre

Es Pujols recorded the highest average price per square metre in the Formentera data, at €7,022/m².

It was followed by Sant Francesc de Formentera at €5,086/m² and Sant Ferran de ses Roques at €4,636/m².

What the figures show

The OHIB data point to a substantial difference between Ibiza and Formentera and the wider Balearic housing market. Both Pitiusan islands have experienced population growth that has outpaced the expansion of their housing stock since 2000, while property prices remain among the highest in the archipelago.

The figures also highlight two very different housing structures. Ibiza is dominated by multi-family housing, while Formentera is the only Balearic island where single-family homes make up the majority of the residential stock.

At the same time, the availability of protected housing remains limited. Ibiza has 976 protected homes, while Formentera has 57, with Formentera's figure unchanged since 2017.

The Balearic Government says the OHIB is intended to provide a centralised source of housing data and support the development and assessment of housing policies. The Observatory currently includes 23 indicators and is being expanded with additional analysis.
