Average Price of a Detached Home in Ibiza Reached €2.55 Million in 2025, More Than Double the Balearic Average

The average price paid for a single-family home in Ibiza reached €2,548,213 in 2025, according to data from the new Observatorio de la Vivienda de las Illes Balears (OHIB).
The figure makes Ibiza the most expensive island in the Balearics for this type of property and places its average single-family home price at more than twice the Balearic average of €1,150,043.
The OHIB data covers completed property transactions during 2025. It therefore represents an average transaction price rather than an asking price advertised by estate agents.
Ibiza's single-family homes are the most expensive in the Balearics
The €2.548 million average in Ibiza compares with:

Ibiza's average was therefore approximately 2.2 times the Balearic figure and around 83% higher than Formentera's average.
The gap is particularly pronounced when compared with Menorca, where the average single-family home transaction was €610,080.
Apartments in Ibiza are also the most expensive
The price difference is not limited to detached and single-family homes.
The OHIB records an average transaction price of €538,479 for a home in a multi-family building in Ibiza during 2025.
That compares with:

Ibiza therefore recorded the highest average transaction price in the Balearics for both major residential typologies measured by the observatory.
The gap between houses and apartments is unusually large
The difference between the two property categories is particularly striking in Ibiza.
At €2,548,213, the average single-family home transaction was approximately 4.7 times the €538,479 average for a multi-family home.
The equivalent ratios were considerably lower elsewhere:

This makes Ibiza's gap between the two residential categories the largest among the Balearic islands.
Luxury villas influence the Ibiza average
The OHIB figures help explain why the island's single-family average is so high.
Some of Ibiza's most expensive residential areas are concentrated in the municipality of Santa Eulària des Riu.
Can Fornet recorded an average residential transaction value of €2,979,619, while Roca Llisa recorded €1,252,154 in the data cited by the new observatory.
These high-value villa markets contribute to the overall average for single-family homes across the island.
It is important, however, not to interpret the €2.548 million figure as the price of a typical detached house in every part of Ibiza. The island's housing market contains substantial differences between municipalities and neighbourhoods, and high-value transactions can significantly affect an island-wide average.
The overall average price in Ibiza reached €848,491
When single-family and multi-family homes are considered together, the average residential transaction price in Ibiza during 2025 was €848,491.
That was 48.6% above the Balearic average of €571,156 and around 50.2% higher than Mallorca's €564,694.
The figure covers the combined residential market rather than only houses or only apartments.
The Balearic Government independently confirms the €848,491 figure and gives the Balearic average as €571,136 in its presentation of the OHIB data. The small difference in the Balearic figure reflects rounding or presentation between the published datasets, while the Ibiza figure is consistent.
Asking prices are different from actual transaction prices
Another important finding from the OHIB is the difference between advertised prices and completed sale prices.
In the municipality of Eivissa, the observatory reports that property advertised on online portals was approximately 32% more expensive than the prices recorded in actual transactions.
This is why the €2.548 million figure should not be confused with an average asking price.
The OHIB's figures are based on the residential market and completed transactions, providing a different measure from portals such as Idealista or estate-agent market reports, which generally measure asking or offer prices.
Foreign buyers also pay more on average
The OHIB data also highlights a significant difference between national and foreign buyers.
For apartments in Ibiza, the average purchase price paid by foreign buyers was €653,786, compared with €396,353 for Spanish buyers.
That means the average price paid by foreign buyers was around 65% higher.
This is a comparison of the average transaction values recorded for the two buyer groups. It does not establish that nationality itself causes a higher price, since the properties purchased and their locations or characteristics can differ.
Ibiza's wider housing market
The new observatory places the property-price figures within a broader picture of housing pressure on the island.
Ibiza had 75,519 homes in 2025, while its population had grown substantially faster than its housing stock since 2000.
The Balearic Government says the OHIB is intended to provide a systematic set of indicators covering housing prices, transactions, supply, demand and other aspects of the residential market.
The observatory also records 853 newly permitted homes in 2025, up from 685 in 2024. That represented a 24.5% increase and was the highest number of homes receiving planning approval on the island since 2008. These are homes with permits, however, and should not be confused with completed homes.
A market dominated by exceptionally high-value segments
The €2.55 million figure illustrates the particular structure of Ibiza's residential market.
Single-family properties, especially high-value villas in areas such as Santa Eulària, push the island's average transaction value substantially above the Balearic average.
At the same time, Ibiza's average apartment transaction price of €538,479 is also the highest among the islands.
The result is a housing market where both major residential categories command the highest average transaction values in the Balearics, although the difference between villas and apartments is especially pronounced.
The new OHIB figures therefore provide a more detailed picture of Ibiza's property market than a single island-wide average, showing how property type and buyer profile contribute to the exceptionally high prices recorded on the island.
