Seven newly renovated affordable rental homes have been handed over in Ibiza Town’s sa Penya neighbourhood, providing housing for 17 people as the municipality faces continued demand for affordable accommodation.

The scale of that demand was highlighted during Monday’s key handover ceremony: 100 applications were submitted for the seven homes, while Ibiza Town mayor Rafael Triguero estimates that almost 1,000 households in the municipality are currently looking for social, protected or price-capped housing.

The seven properties have monthly rents ranging from €203 to €460, depending on their size.

Seven Homes, 100 Applications

The allocation process attracted 100 applications from residents hoping to secure one of the newly renovated properties.

According to Housing and Social Welfare councillor Lola Penín, around 50 applicants initially passed the first stage of the process.

Among the requirements was having been officially registered as a resident in Ibiza for 10 years, as well as having spent at least one year on the Ibavi Public Register of Housing Applicants.

Applicants also had to meet income requirements, not own another property and be either Spanish nationals or legally resident in Spain. They were also required to be up to date with their tax and Social Security obligations.

A public draw was held among those who passed the initial screening, although further checks subsequently excluded some applicants who did not meet all the remaining criteria.

A reserve list has also been established so that future vacancies can be filled without starting a completely new allocation process.

Affordable Rents in the Historic Centre

The homes have been rented at a rate of €6.18 per square metre, resulting in monthly rents between €203 and €460.

Two of the properties are located on Calle Vista Alegre. Both have two bedrooms, with usable floor areas of 54 and 74 square metres, and are intended for households of up to four people.

Three one-bedroom homes are located on Plaça de sa Drassaneta, including one specifically reserved for a single-parent family.

The remaining two properties are on Calle Retir. They also have one bedroom and are primarily aimed at residents under the age of 35.

Together, the seven homes will provide accommodation for 17 people.

Housing With a Social Impact

During the handover ceremony, Penín highlighted some of the circumstances behind the applications.

One successful applicant is a young woman who has formed a single-parent family and was facing the possibility of eviction.

Another family was also due to lose its current accommodation when its rental contract ended.

The councillor said the allocation process showed that there were individual stories behind each application, reflecting the wider pressure faced by residents searching for stable housing in Ibiza Town.

Almost 1,000 Households Looking for Affordable Housing

Mayor Rafael Triguero said the municipality currently has almost 1,000 households seeking price-capped, officially protected housing (VPO) or social housing.

Against that figure, the seven homes handed over this week represent only a small part of the overall demand.

Triguero described the properties as an initial step rather than the end of the municipality's housing programme.

He also announced that the Town Council expects to reveal another plot in Ibiza Town earmarked for protected housing next month.

Bringing Residents Back to Sa Penya

The new homes also form part of the municipality's plans for Ibiza Town's historic neighbourhoods.

The Town Council hopes that affordable housing will help attract permanent residents back to areas including sa Penya, sa Riba and the Marina.

Triguero said the aim is to bring more life back to these neighbourhoods, while Penín highlighted the current age profile of residents in sa Penya.

According to the councillor, many of the neighbourhood's current residents are elderly, and introducing younger residents and families could contribute to the area's revitalisation.

Renovating Existing Properties

The seven homes were renovated with funding from the Ibiza World Heritage Consortium.

The project has also involved converting two former municipal commercial premises into residential properties.

This approach allows existing spaces within Ibiza Town to be brought back into use as housing rather than leaving them unused.

The new tenants signed their contracts at sa Peixateria before receiving the keys to their homes in Vista Alegre, Retir and sa Drassaneta.

A Small Addition to a Much Larger Housing Challenge

The handover provides seven households with access to more affordable accommodation, but the numbers surrounding the allocation also underline the scale of Ibiza Town's housing challenge.

With 100 applications for seven homes and an estimated 1,000 households looking for affordable housing, demand continues to significantly exceed the number of available properties.

The Town Council says further housing initiatives are already being prepared, including another site for protected housing.

For the seven successful households, however, Monday marked a more immediate milestone: receiving the keys to renovated homes in the historic centre at rents designed to remain below much of Ibiza's private rental market.
