Ibiza Plans 11 Public Homes on Carrer de Lleó and Revisits 108-Home Sa Bodega Project

October 22, 2026

Ibiza Town Council has announced plans for 11 public homes in a municipally owned property on Carrer de Lleó, while bringing renewed attention to a separate development of 108 homes planned near the future Mercat Nou. Mayor Rafael Triguero presented the proposals during the municipal debate on the state of the municipality on Wednesday, 21 October.

The two projects are at different stages of development. The Carrer de Lleó proposal is a new announcement, while the Sa Bodega development was already included in an agreement between the Balearic Government and the municipality earlier this year.

11 Public Homes Planned for Carrer de Lleó

The municipality intends to create 11 public homes in a property it owns at number 8 Carrer de Lleó.

The announcement forms part of the council's wider efforts to expand the supply of public housing in Ibiza, where residents continue to face difficulties finding affordable accommodation.

However, detailed information about the proposed development has not yet been released. The construction budget, the technical characteristics of the homes, the expected start of works and the anticipated date of delivery remain unconfirmed.

The announcement therefore establishes the municipality's intention to develop the property for public housing, rather than confirming that construction is ready to begin.

108 Homes Planned at Sa Bodega Near the Future Mercat Nou

The second proposal concerns the former Sa Bodega site at Carrer de Canarias, 16, close to the area earmarked for the future Mercat Nou.

The project envisages 108 homes as part of the planned transformation of the surrounding area. The development was already announced on 11 February 2026, when Ibiza Town Council and the Balearic Government signed an agreement to incorporate two municipal plots into the regional Construir per llogar programme.

Under this initiative, public land is made available for the development of affordable or protected rental housing through a public tender involving private-sector participation.

The Sa Bodega plot was one of the two sites included in the February agreement. The other is located in the Sa Punta area of Platja d’en Bossa and has capacity for a further 108 homes.

Together, the two sites account for 216 planned homes, although only the Sa Bodega development is directly associated with the area around the future Mercat Nou.

Questions Remain Over the Housing Classification and Timetable

There is a difference in how the Sa Bodega homes have been described in the public announcements.

When the agreement was signed in February, the Balearic Government characterised the 108 homes as protected housing for rent under the Construir per llogar programme. The latest municipal announcement describes the development as housing at limited prices.

The available information does not establish whether this difference reflects a change in the project's conditions or simply different terminology. Further details would be needed to clarify the final legal and rental framework for the homes.

Neither the new Carrer de Lleó proposal nor the Sa Bodega development has a confirmed construction timetable in the information currently available. Their delivery will depend on the development and administrative processes that remain to be completed.

Part of Ibiza's Wider Affordable Housing Challenge

The two announcements come amid continuing efforts by local and regional authorities to expand housing provision for permanent residents.

The Balearic Government's February announcement identified more than 270 affordable homes across four initiatives being pursued jointly with Ibiza Town Council. These included the 48-home Can Cantó development, eight homes planned on the former Mercat Pagès site and the two 108-home projects under Construir per llogar.

The Carrer de Lleó proposal adds another potential development to the municipality's plans, although its final specifications and delivery schedule are still to be determined.

For residents seeking more accessible housing, the key question will be how quickly these proposals progress from announcements and planning into construction and, ultimately, homes that are available to rent.
