€54 Million Financing Secured for Beachbox Ibiza Residential Development Linked to Six Senses

Beachbox Ibiza has secured €54 million in financing from Izilend, an alternative financing vehicle of FS Capital, to refinance existing debt and continue the development of its residential project linked to Six Senses Ibiza in Cala Xarraca.

The financing was announced on September 30, with Gómez-Acebo & Pombo advising Beachbox Ibiza and PwC Tax & Legal advising Izilend.

Financing to support continued development

According to the transaction details, the €54 million loan will be used for two main purposes: refinancing Beachbox's existing financing facilities and providing funding for the continued development of the branded residences adjacent to the Six Senses Ibiza luxury resort.

The funds will allow Beachbox to complete villas that are currently under construction and begin development of an additional villa.

The financing therefore relates specifically to the residential part of the wider Cala Xarraca project. It does not represent the acquisition or sale of the Six Senses Ibiza hotel itself.

Residential project at Cala Xarraca

The development is located alongside the Six Senses Ibiza resort in the north of the island.

Beachbox previously owned the hotel component of the project before the Six Senses Ibiza hotel was sold to Italian real estate group Statuto in 2024. The residential component remained with Beachbox following that transaction.

The branded residences form part of the wider development associated with the luxury resort and are being developed separately from the hotel ownership.

Additional reporting on the project states that four villas are currently under construction, with completion expected in May 2027, while another villa has obtained a licence and is awaiting launch. Beachbox also has three additional plots for potential villas, with licensing processes underway. These project details have been reported separately and are not all specified in the financing announcement itself.

Who provided the financing?

The €54 million loan was provided by Izilend, an alternative financing vehicle of FS Capital.

The transaction adds to Izilend's financing activity in Spain and Portugal. According to reporting on the deal, the company has now reached approximately €1 billion in cumulative financing since beginning its activity in the region in 2018.

The financing also replaces existing funding arrangements associated with Beachbox's residential development.

Legal advisers

Gómez-Acebo & Pombo advised Beachbox Ibiza on the transaction. Its team consisted of Alicia Olaso, counsel, Alfonso Pascual, senior associate, and Patricia Baixauli, associate, all from the firm's corporate practice.

PwC Tax & Legal advised Izilend, with its team led by Banking & Finance partner Beltrán Gómez de Zayas and M&A Real Estate partner Emilio Gómez Delgado.

The financing gives Beachbox additional capital to continue the residential development at Cala Xarraca while refinancing its existing debt facilities.
