Sant Antoni de Portmany has received 137 citizen reports concerning suspected illegal tourist rentals so far in 2026, prompting municipal agents to investigate dozens of properties across the municipality.

The latest figures were presented following a meeting involving Sant Antoni's Local Police, the municipality's eight Agents of Intrusion and Coexistence (AIC) and Councillor for Citizen Security Neus Mateu.

Of the 137 reports received, 76 cases have been inspected, 19 complaint reports have been transferred to the Consell de Ibiza and five cases remain under investigation and follow-up.

137 Citizen Reports Received

The majority of the cases originate from information supplied by residents.

Sant Antoni's Línea Verde platform includes a specific channel for reporting properties suspected of being used for illegal tourist accommodation.

During 2026, the municipality has received 137 such reports through the platform. Additional communications have also been made directly to the Local Police by telephone.

The 137 figure represents reports or alerts, not confirmed cases of illegal tourist accommodation.

Municipal agents subsequently assess the information and decide which cases require an inspection.

76 Properties Inspected

Of the reports received, municipal Agents of Intrusion and Coexistence have inspected 76 cases during 2026.

The purpose of these inspections is to establish whether there are indications that tourist accommodation is being operated without the necessary authorisation.

The process is therefore important to distinguish from the initial complaints: a report from a resident does not itself establish that a property is being used illegally.

19 Complaint Reports Sent to the Consell

The inspections have resulted in 19 complaint reports being transferred to the Consell de Ibiza.

The Consell has responsibility for the relevant tourism sanctioning procedures, meaning the transfer of a report does not itself represent a final sanction or conviction.

A further five cases remain in the investigation and monitoring phase.

Fines Can Reach €300,000

Sant Antoni Town Hall has reminded residents that illegal tourist-rental infringements can result in substantial financial penalties.

Depending on the seriousness of the infringement, sanctions can reach €300,000.

In certain cases, proceedings can also lead to the sealing of a property.

The €300,000 figure is therefore a potential maximum sanction and should not be interpreted as the fine facing each of the 76 properties inspected.

There have already been individual high-value enforcement cases in Sant Antoni this year. In June, for example, authorities proposed a €275,001 sanction in connection with a property that had allegedly been marketed for illegal tourist accommodation and was subsequently sealed.

Inspections Also Find Overcrowded Housing

The municipal inspections are not limited to suspected tourist rentals.

Agents have also identified cases involving inadequate housing conditions and overcrowding, including properties referred to as “pisos patera”.

These cases are transferred to the Balearic Government's housing inspection service for further assessment and action where appropriate.

The presence of such cases among the inspection findings does not mean that they are necessarily connected to illegal tourist rentals.

They represent a separate housing and habitability issue identified during the municipality's enforcement work.

Sant Antoni Doubles Its AIC Team

Sant Antoni has also strengthened its enforcement team during 2026.

The number of Agents of Intrusion and Coexistence has increased from four to eight agents.

The AIC team works on several areas of municipal enforcement, including suspected illegal tourist accommodation, illegal passenger transport, coexistence issues and compliance with tourism-related regulations.

The municipality says the increase in personnel has expanded its ability to follow up on reports and carry out inspections.

Cooperation With the Consell de Ibiza

Sant Antoni's enforcement work is being carried out in coordination with the Consell de Ibiza and other municipalities on the island.

The latest meeting brought together the councillor responsible for Citizen Security, the Local Police command and the eight AIC agents to review the work carried out during the year.

The municipality has highlighted cooperation between administrations as an important part of investigating suspected illegal tourist accommodation and progressing cases once potential irregularities have been identified.

A Continuing Enforcement Programme

The latest figures follow earlier enforcement activity by Sant Antoni.

In March, the municipality reported that its AIC agents had inspected close to 100 properties after receiving reports through Línea Verde. At that stage, 36 were described as illegal flats and 17 cases had resulted in control reports after indications of unauthorised tourist-rental activity were identified.

The latest September figures represent a new 2026 monitoring update and should not simply be added to those earlier figures, as the enforcement activity has continued throughout the year and the categories used in the two reports are not identical.

Residents Can Report Suspected Cases

Sant Antoni continues to encourage residents to report properties they believe may be operating as illegal tourist accommodation.

Reports can be submitted through the Línea Verde platform using the dedicated section for suspected tourist-rental activity.

Residents can also contact the Sant Antoni Local Police directly.

The municipality says citizen cooperation is an important source of information for identifying properties that may require inspection.

What the Latest Figures Actually Show

The latest figures provide a picture of the enforcement process rather than a count of confirmed illegal rentals.

137 citizen alerts have been received.

76 of those cases have been inspected.

19 have resulted in complaint reports transferred to the Consell de Ibiza.

Five remain under investigation and follow-up.

This means it would be inaccurate to state that Sant Antoni has found 137 illegal tourist apartments, or even that all 76 inspected properties have been confirmed as illegal tourist rentals.
