Almost One in Three Homes Sold in the Balearics Bought by Foreigners

Almost one in three homes sold in the Balearic Islands during the second quarter of 2026 were bought by foreign nationals, according to the latest property transaction figures from Spain's College of Registrars.

Foreign buyers accounted for 32.27% of registered residential property purchases in the Balearics between April and June, making the islands one of Spain's strongest markets for international property demand.

The figure was more than twice the national average of 15.98%.

Foreign buyers reach 32.27%

The latest figures show that foreign buyers accounted for 32.27% of residential property purchases registered in the Balearic Islands during Q2 2026.

This was the highest proportion recorded among Spain's autonomous communities during the quarter, narrowly ahead of the Valencian Community at 31.03%.

Across Spain, foreign buyers accounted for 15.98% of all residential purchases, representing more than 26,800 transactions.

The national figure was a record high in the College of Registrars' series.

The figure has risen since the start of the year

The Balearic figure was also higher than in the first quarter of 2026.

Between January and March, foreign buyers accounted for 28.89% of residential purchases in the islands. By the second quarter, the proportion had increased to 32.27%.

This means the latest quarterly data shows that roughly one out of every three registered home purchases in the Balearics involved a foreign buyer.

The statistic refers specifically to transactions during the period. It does not mean that one-third of all homes currently in the Balearics are foreign-owned.

The Balearics remain highly international

The islands have consistently recorded one of Spain's highest proportions of foreign property purchases.

The latest figures place the Balearics well above the national average, alongside other major international property markets including the Valencian Community and the Canary Islands.

In the second quarter, foreign buyers accounted for 31.03% of purchases in the Valencian Community. The national figure was 15.98%.

The figures therefore highlight the particularly international nature of the Balearic residential property market.

What about Ibiza?

The regional figure covers all four Balearic Islands, so it should not be presented as an Ibiza-specific statistic.

The official data does not support saying that exactly 32.27% of homes sold in Ibiza were bought by foreigners.

Ibiza is, however, part of the same highly international Balearic property market, with foreign demand particularly visible in areas popular with international residents and second-home buyers.

Local figures can vary substantially between municipalities and property types, so island-wide and regional statistics should not be used to describe every Ibiza market in the same way.

Foreign demand remains significant despite a wider slowdown

The latest figures come against a backdrop of a broader decline in the number of Spanish residential property transactions.

Across Spain, 167,934 home sales were registered during the second quarter of 2026, down 5.7% from the first quarter and 2.3% compared with the same quarter of 2025.

Despite the overall decline, purchases by foreign buyers increased both in percentage and absolute terms during the quarter.

The result is a market in which international buyers represent a larger share of transactions even as overall residential sales have weakened.

Who is buying property in Spain?

Looking at Spain as a whole, European buyers continue to account for a substantial proportion of foreign purchases.

EU nationals represented 57.39% of foreign purchases during Q2, while buyers from the rest of Europe accounted for a further 16.75%.

By individual nationality, British buyers represented 6.99% of all foreign purchases, followed by Dutch buyers at 6.94% and German buyers at 6.11%.

These percentages are national figures and should not be interpreted as the nationality breakdown specifically for Ibiza or the Balearics.

A continuing housing debate

The strong presence of international buyers is part of a wider debate about housing affordability and availability in the Balearic Islands.

The Balearic Government has been discussing measures relating to housing and non-resident purchases, while industry representatives have argued against restrictions on who can purchase property.

Those positions remain politically contested, and the transaction figures themselves do not establish what effect foreign purchases have on local housing affordability.

What the data does show is that international buyers continue to represent a substantial share of the Balearic property market.
