Apartments and Multi-Family Homes Make Up 73% of Ibiza’s Housing Stock

New housing data from the Balearic Islands Housing Observatory shows that apartments and other multi-family homes make up the clear majority of Ibiza's housing stock, challenging the familiar image of an island dominated by detached houses and villas.

According to the latest OHIB figures presented by the Balearic Government, Ibiza has 75,519 homes, of which 73% are classified as multi-family housing and 27% as single-family housing.

The 73% share is the highest among the Balearic Islands.  

Ibiza has the highest proportion of multi-family housing

The OHIB data puts Ibiza ahead of the other major islands when it comes to the proportion of homes located in multi-family buildings.

Multi-family housing accounts for:

  • Ibiza: 73%

  • Mallorca: 65%

  • Menorca: 62%

  • Balearic Islands overall: 66%

  • Formentera: 40%

Formentera is the only island in the archipelago where single-family homes are the majority, accounting for around 60% of its housing stock.

The figures refer to the composition of the existing residential stock, rather than the number of homes currently being built.

Ibiza Town is overwhelmingly apartment-based

The difference becomes even more pronounced when the figures are broken down by municipality.

Ibiza Town has 24,326 homes in total. Of these, 23,575 are classified as multi-family and just 751 as single-family.

That means approximately 96.9% of the municipality's housing stock is multi-family.

Santa Eulària des Riu has 21,118 homes, with 14,143 multi-family and 6,975 single-family properties, giving it a 67% multi-family share.

Sant Antoni de Portmany has 11,664 homes, of which 7,879 are multi-family and 3,785 are single-family, equivalent to 67.6%.

Sant Josep de sa Talaia has a more balanced distribution, with 8,216 multi-family homes and 6,513 single-family homes. Multi-family housing therefore represents 55.8% of its total stock.

Sant Joan de Labritja is the only municipality on Ibiza where single-family housing is the majority. It has 1,426 multi-family homes compared with 2,256 single-family homes, meaning 61.3% of its housing stock is single-family.  

The apartments are smaller on average

The data also highlights an important difference between the types of housing.

Multi-family homes on Ibiza have an average residential surface area of 110 square metres.

That is below the Balearic average of 128 square metres, as well as the averages recorded in Mallorca and Menorca.

The Balearic Government's wider OHIB data puts the average multi-family home across the islands at 128 square metres, compared with 263 square metres for single-family homes.

The figures help explain why the prevalence of apartment buildings does not necessarily mean that Ibiza has a housing stock dominated by small homes. The type of property varies significantly between municipalities and neighbourhoods.

A different picture from the traditional image of Ibiza

The figures challenge the popular association of Ibiza with detached houses, rural fincas and luxury villas.

José Francisco Reynés, the Balearic Government's director general of Housing and Architecture, highlighted the contrast when presenting the OHIB data, noting that Ibiza has the highest proportion of multi-family housing in the Balearic Islands despite its common image as an island of single-family homes.

Consell d'Eivissa councillor Mariano Juan also pointed to the figures as a way of questioning some established perceptions about the island's territory and housing.

The wider housing picture

The new housing data comes as Ibiza faces significant pressure in its residential market.

The OHIB presentation found that between 2000 and 2025, Ibiza's population increased by almost 83%, while the number of homes increased by almost 40%.

The Govern calculates the resulting housing deficit associated with this difference in growth at 43.18%. This figure describes the gap between population growth and housing-stock growth over the period and should not be interpreted as meaning that 43.18% of Ibiza's homes are missing.

At the same time, the average price of a flat or home in a multi-family building on Ibiza reached €538,479 in 2025, 35.9% above the Balearic average of €396,165.

The OHIB data also shows that 853 new homes were visadas in 2025, up 24.5% from 685 in 2024. These are homes that received planning or building approval documentation and should not be described as homes completed or already available on the market.

What the figures reveal

The latest OHIB data provides a more detailed picture of Ibiza's residential landscape than the island's international reputation might suggest.

Multi-family housing is not a secondary part of the island's residential market. It represents almost three quarters of all homes and is particularly dominant in Ibiza Town, while Sant Joan remains much more strongly oriented towards single-family housing.

At the same time, the figures show that Ibiza's housing challenge is not simply about the number of apartments versus houses. Population growth, housing construction, property prices and the size and distribution of homes all form part of the wider picture.
