Sant Antoni de Portmany has investigated 76 properties during 2026 following reports of suspected illegal tourist rentals, as the municipality strengthens its efforts to detect unlicensed holiday accommodation.

The inspections have been carried out by the municipality’s Agents of Intrusism and Coexistence, known as AIC, who work alongside the Local Police to investigate possible breaches of tourism and local regulations.

According to information released by the Sant Antoni Town Hall, the investigations have so far resulted in 19 complaint reports being transferred to the Consell de Ibiza, while five additional cases remain under investigation.

Citizen Reports Trigger Many of the Investigations

Citizen complaints have played an important role in identifying properties that may be operating as illegal tourist accommodation.

During 2026, the municipality has received 137 reports through the Línea Verde platform, which includes a specific section for reporting properties suspected of being used for illegal tourist rentals. Additional reports have also been received directly by the Local Police.

Following these reports, municipal agents have carried out on-site checks to determine whether there are indications of irregular tourist activity.

The figures therefore do not mean that all 76 properties inspected have been confirmed as illegal tourist rentals. The inspections are part of the verification process, with formal proceedings following where evidence of irregular activity is identified.

Fines Can Reach €300,000

Illegal tourist rentals can result in substantial financial penalties.

According to the municipality, sanctions can reach €300,000 depending on the seriousness of the infringement. In certain cases, proceedings can also lead to the property being sealed.

The wider enforcement framework in the Balearic Islands provides for significant penalties for illegal tourist accommodation, with the regional authorities having responsibility for the corresponding tourism sanctioning procedures. Previous official regional enforcement actions have included fines of €300,000 for very serious tourism infringements.

Other Housing Problems Found During Inspections

The municipal inspections have also uncovered cases that are not necessarily related to illegal tourist rentals.

Agents have identified situations involving overcrowding and inadequate housing conditions, including so-called overcrowded flats. These cases are referred to the Balearic Government's housing inspection service for further action where appropriate.

This means the AIC's work extends beyond tourist accommodation and also covers wider issues affecting housing and coexistence within the municipality.

Sant Antoni Doubles Its AIC Team

The municipality has also increased the number of Agents of Intrusism and Coexistence working in Sant Antoni.

The team has grown from four agents to eight during 2026, allowing the municipality to increase its inspection and follow-up capacity.

The AIC agents have responsibilities covering areas including local coexistence, illegal passenger transport, suspected illegal tourist rentals and compliance with the Balearic Islands' responsible tourism regulations.

Earlier in 2026, the municipality had already reported a significant enforcement operation involving suspected illegal tourist accommodation. At that stage, agents had inspected around 100 properties, with 36 identified as illegal flats and 17 cases resulting in control reports after indications of possible illegal tourist-rental activity were detected.

The latest figures show that inspections have continued throughout the 2026 season.

Working With the Consell de Ibiza

Sant Antoni says its enforcement work is carried out in coordination with the Consell de Ibiza and other island municipalities.

The municipal authorities have highlighted cooperation between administrations as an important part of identifying suspected illegal tourist accommodation and progressing cases once evidence of irregular activity has been found.

Residents can report suspected cases through the Línea Verde application or by contacting the Sant Antoni Local Police directly.
