All Five Ibiza Municipalities Now Exceed €7,000 per Square Metre for Resale Homes

The price of resale homes in Ibiza has climbed above €7,000 per square metre across all five municipalities, according to Idealista's September 2026 price report.

Santa Eulària des Riu recorded the highest average asking price on the island at €8,295 per square metre, followed closely by Sant Joan de Labritja at €8,261 and Sant Josep de sa Talaia at €8,209.

Ibiza Town reached €7,309 per square metre, while Sant Antoni de Portmany stood at €7,076.

By comparison, the average asking price across the Balearic Islands was €5,593 per square metre in September, meaning all five Ibiza municipalities were substantially above the regional average.

Santa Eulària remains above €8,000 per square metre

Santa Eulària des Riu recorded €8,295 per square metre in September.

The figure was 1.6% higher than a year earlier and 0.9% higher than in August. The municipality's current figure remains just below its recorded historical peak of €8,327 per square metre, reached in December 2025.

Santa Eulària therefore remains one of the island's most expensive residential markets according to Idealista's September data.

Sant Joan records the sharpest annual decline

Sant Joan de Labritja registered €8,261 per square metre.

Although the municipality remains above €8,000 per square metre, its annual change was markedly different from the rest of the island.

Idealista records a 16% decrease compared with September 2025, the largest annual decline among the Balearic municipalities included in the report.

The September figure is also 16.1% below Sant Joan's historical maximum of €9,841 per square metre, recorded in August 2025.

The decline therefore does not mean Sant Joan has become a low-cost market. It remains the second-most expensive municipality in Ibiza by the September asking-price data.

Sant Josep stays above €8,200

Sant Josep de sa Talaia reached €8,209 per square metre in September.

The municipality recorded a 2% increase compared with September 2025, although prices fell 0.6% during the month.

Its September figure was slightly below the €8,260 historical high recorded in August 2026.

Prices vary considerably within the municipality. Idealista recorded €7,950 per square metre across Cala Vedella, Cala Tarida and Cala Conta, while Sant Josep itself reached €10,381 per square metre.

Ibiza Town rises 7.4% in one year

Eivissa recorded an average asking price of €7,309 per square metre in September.

That represents a 7.4% increase compared with September 2025.

The monthly and quarterly figures, however, moved in the opposite direction. Prices were 3% lower than in August and 2.6% lower than three months earlier.

The September figure also sits below the municipality's current historical peak of €7,606 per square metre, recorded in July 2026.

Within Ibiza Town, the differences between neighbourhoods are substantial. Idealista recorded €8,696 per square metre in Marina Botafoc-Talamanca, compared with €5,922 in Centro-S'Eixample-Can Misses.

Sant Antoni crosses the €7,000 threshold

Sant Antoni de Portmany recorded €7,076 per square metre in September.

Prices increased 1.6% over the previous year and 1% compared with August.

The September figure represents a new historical high for the municipality in Idealista's current series.

Sant Antoni had remained below €7,000 per square metre as recently as August, when Idealista recorded €7,004, making September the first month in the current data series in which the municipality moved further above that threshold.

How Ibiza compares with the Balearic Islands

The contrast with the wider Balearic market remains significant.

The average asking price across the Balearic Islands reached €5,593 per square metre in September, up 4.1% year on year.

Ibiza Town was therefore around 31% above the Balearic average, while the three municipalities above €8,000 were roughly 47% to 48% higher.

Sant Antoni, despite having the lowest figure among Ibiza's five municipalities, was still around 27% above the regional average.

Formentera remains even more expensive

Formentera was not included among Ibiza's five municipalities, but its September figure was higher still.

Idealista recorded an average asking price of €9,231 per square metre on Formentera.

That represented a 5.5% decrease compared with September 2025 and a 3.3% decline over the previous three months.

The current figure is 7.7% below Formentera's historical maximum of €10,000 per square metre, recorded in February 2023.

A market showing signs of divergence

The September figures show that Ibiza's property market is not moving uniformly.

Santa Eulària, Sant Josep, Ibiza Town and Sant Antoni remained above their levels from a year earlier, although the monthly direction varied.

Sant Joan was the clear exception, with a 16% annual decline despite maintaining one of the island's highest price levels.

Ibiza Town also illustrates the more complex picture. Its annual price was 7.4% higher, but prices had fallen 3% over the previous month and 2.6% over the previous three months.

What the figures actually measure

These figures should be understood as market asking-price data rather than the average price paid in completed property transactions.

Idealista publishes price estimates based on properties advertised for sale on its platform. They therefore provide an indicator of the asking-price market, but they should not be interpreted as official transaction prices or as evidence that every property in a municipality is worth the stated amount per square metre.

Idealista also notes that it changed its methodology from July 2026, so comparisons with earlier periods should be interpreted within the context of that methodological change.

Ibiza's housing pressure continues

The latest figures underline the exceptionally high level of residential asking prices across Ibiza.

All five municipalities now sit above €7,000 per square metre, while three are above €8,000.

At the same time, the market is showing different trends from one municipality to another. The sharp annual decline recorded in Sant Joan contrasts with continued annual increases in Ibiza Town, Santa Eulària, Sant Josep and Sant Antoni.

The September data therefore points to a market that remains extremely expensive overall, but where price movements are becoming increasingly uneven across the island.
