Sant Carles Property Prices Jump 26% in a Year as Sant Joan Sees Sharp Correction

Property asking prices are moving in sharply different directions across Ibiza, with Sant Carles de Peralta recording one of the island's strongest increases while Sant Joan de Labritja has experienced a significant correction over the past year.

The latest Idealista price report, covering September 2026, puts the average advertised sale price in Sant Carles at €8,652 per square metre, an increase of 26.1% compared with September 2025.

Sant Joan de Labritja, meanwhile, stands at €8,261 per square metre after falling 16.0% over the same 12-month period.

Sant Carles Reaches a New High

Sant Carles has reached its highest recorded asking price in Idealista's series, with properties advertised at an average of €8,652 per square metre in September.

Prices increased by 3.5% during the month and by 6.4% over the latest three-month period.

The figure is also above the wider Santa Eulària municipality average of €8,295 per square metre.

The latest data mark a significant acceleration compared with the same period last year, when the asking-price level was considerably lower.

Sant Joan Records a Major Correction

The picture is very different in Sant Joan de Labritja.

The municipality's average asking price fell to €8,261 per square metre in September, down 16.0% from a year earlier.

The latest figure is also 16.1% below the municipality's historical high of €9,841 per square metre, recorded in August 2025.

Prices declined by 0.9% during September and by 1.6% over the latest three-month period.

Despite the correction, Sant Joan remains one of the most expensive property markets in Ibiza.

Other Santa Eulària Areas Also Remain Expensive

Sant Carles is not the only part of Santa Eulària where property prices remain elevated.

Jesús reached €9,165 per square metre in September, representing an annual increase of 0.8%.

Santa Gertrudis remained considerably more expensive, at €11,196 per square metre. However, its asking prices were 10.4% lower than a year earlier and 10.4% below its recorded historical maximum of €12,500 per square metre.

The town of Santa Eulària itself recorded an average of €7,202 per square metre, up 3.4% annually.

Puig d'en Valls stood at €5,905 per square metre, with its three-month variation showing a 2.2% decline.

Ibiza Town Also Shows Signs of Correction

Eivissa recorded an average asking price of €7,309 per square metre in September.

That represented a 7.4% increase compared with a year earlier, although prices fell 3.0% during September and 2.6% over the latest three-month period.

The city's historical high was €7,606 per square metre, recorded in July 2026.

Within the city, Marina Botafoc-Talamanca remained the most expensive area at €8,696 per square metre, despite a 4.0% monthly decline.

Dalt Vila-La Marina stood at €7,294 per square metre, while Figueretes-Platja d'en Bossa recorded €6,167 and Centro-S'Eixample-Can Misses €5,922.

Sant Antoni Reaches a New Record

Sant Antoni de Portmany moved in the opposite direction to Sant Joan.

The municipality reached a new historical high of €7,076 per square metre in September, according to Idealista.

Prices were up 1.6% year on year and 5.0% over the latest three-month period.

The September figure was also 1.0% higher than the previous month.

Sant Josep Remains Above €8,000 Per Square Metre

Sant Josep de sa Talaia recorded an average asking price of €8,209 per square metre.

Prices increased 2.0% over the previous year and 0.3% during the latest three-month period.

The municipality's historical high remains €8,260 per square metre, recorded in August 2026.

Within the municipality, Sant Josep town was significantly higher at €10,381 per square metre, while Es Cubells reached €13,169 per square metre.

Formentera Also Sees Prices Fall

Formentera remained one of the most expensive property markets in the Balearics, with an average asking price of €9,231 per square metre in September.

However, prices were down 5.5% year on year and 3.3% over the latest three-month period.

The island remains 7.7% below its historical asking-price peak of €10,000 per square metre, recorded in February 2023.

The Balearic Market as a Whole

Across the Balearic Islands, the average asking price for property stood at €5,593 per square metre in September 2026.

That represented a 4.1% increase compared with September 2025.

Prices were broadly stable during the month, while the latest three-month variation was an increase of 0.7%.

The regional figure remains close to the historical high of €5,595 per square metre recorded in August 2026.

A Market Moving in Different Directions

The latest figures show that Ibiza's property market is not moving uniformly.

Sant Carles has experienced a substantial annual increase, while Sant Joan has undergone a major correction from its 2025 peak. Other areas, including Sant Antoni and parts of Santa Eulària, have continued to set or approach new highs, while Ibiza Town has recorded short-term declines despite remaining significantly more expensive than a year ago.

Idealista spokesperson Francisco Iñareta described the wider Balearic market as being at a possible "point of inflection", arguing that high prices and more expensive financing have affected demand and transactions in some of the strongest markets.

He also said that stabilisation or price declines could emerge in some areas over the medium term, while more affordable secondary markets could continue to see stronger increases.

These comments are Idealista's assessment of the market rather than a confirmed forecast of how Ibiza property prices will develop.

Asking Prices Are Not Final Sale Prices

The figures should also be understood correctly.

Idealista's monthly reports measure advertised property prices. They do not represent the final prices agreed between buyers and sellers in completed transactions.

The September 2026 figures therefore provide an indication of the level at which properties were being marketed, rather than a direct measure of completed sales.

For Ibiza, where property markets can vary considerably between municipalities and individual areas, the difference between advertised prices and final transaction prices is important when interpreting the data.
