Ibiza has been placed among Europe’s highest-priced luxury waterfront property markets, with asking prices for exclusive residential properties directly on the water reaching up to €28,000 per square metre.

The figure comes from the 2026 Waterfront Ranking published by Engel & Völkers, which compares the highest current asking prices for exclusive residential properties in direct waterfront positions across ten selected European destinations.

Ibiza ranks seventh in the comparison, with only six destinations recording higher top asking prices.

Ibiza Reaches Up to €28,000 per Square Metre

According to Engel & Völkers, the highest current asking price identified for a qualifying waterfront property in Ibiza is €28,000 per square metre.

That puts Ibiza seventh in the 2026 ranking, behind Mallorca at up to €46,000 per square metre and Marbella at up to €62,000 per square metre.

The complete ranking is led by Saint-Jean-Cap-Ferrat in France, where top asking prices reach €113,000 per square metre.

10. Mykonos, Greece: up to €17,000 per m²

The figures show the prices being asked at the very top end of these specific waterfront markets rather than average property values across each destination.

Ibiza Is One of Three Spanish Destinations in the Top 10

Spain has three destinations in the ranking: Marbella, Mallorca and Ibiza.

Marbella takes second place with top asking prices of up to €62,000 per square metre, while Mallorca is sixth at up to €46,000.

Ibiza follows in seventh place at €28,000 per square metre.

This gives Spain three of the ten destinations included in the European comparison.

€28,000 Is Not the Average Ibiza Property Price
