Sant Carles Property Asking Prices Rise 26% in a Year as Sant Joan Falls 16%

Property asking prices in some of Ibiza's most sought-after areas are moving in sharply different directions, according to Idealista's September 2026 housing price report.

Sant Carles de Peralta, in the municipality of Santa Eulària des Riu, recorded one of the strongest increases, with the average asking price reaching €8,652 per square metre in September. That represents a 26.1% increase compared with September 2025 and puts the area at a new historical high in Idealista's series.

At the other end of the spectrum, Sant Joan de Labritja recorded one of the largest annual declines in the Balearic Islands, with asking prices falling 16.0% over the year to €8,261 per square metre.

Sant Carles Reaches a New High

Sant Carles recorded an additional 3.5% increase during September and was up 6.4% over the third quarter.

At €8,652 per square metre, its September figure was the highest recorded in Idealista's series for the area.

The wider municipality of Santa Eulària des Riu stood at €8,295 per square metre, representing a 1.6% annual increase.

Other parts of the municipality also recorded significant asking prices.

Jesús reached €9,165 per square metre, an annual increase of 0.8%, while Santa Gertrudis remained the most expensive area within the municipality at €11,196 per square metre.

Santa Gertrudis, however, was down 10.4% year on year from its previous record of €12,500 per square metre.

The town of Santa Eulària itself stood at €7,202 per square metre, up 3.4% annually.

Sant Joan Records a Sharp Correction

Sant Joan de Labritja has experienced a very different trajectory.

The September figure of €8,261 per square metre was 0.9% lower than in August and 1.6% below the level recorded three months earlier.

On an annual basis, the decline reached 16.0%.

Idealista's data shows that the area's previous historical high was €9,841 per square metre in August 2025, meaning the September 2026 figure was 16.1% below that peak.

Despite the decline, Sant Joan remained one of Ibiza's highest-priced markets at €8,261 per square metre.

Ibiza Town Also Sees Prices Move Lower

Eivissa recorded an average asking price of €7,309 per square metre in September.

That was 3.0% lower than in August and 2.6% below the June level, although prices remained 7.4% higher than a year earlier.

The city's previous record was €7,606 per square metre in July 2026.

Within the city, Marina Botafoc-Talamanca was the most expensive area at €8,696 per square metre, followed by Dalt Vila-La Marina at €7,294.

Figueretes-Platja d'en Bossa stood at €6,167 per square metre, while Centro-S'Eixample-Can Misses recorded €5,922.

Sant Antoni Reaches Its Own Record

Sant Antoni de Portmany moved in the opposite direction to Eivissa.

The municipality reached €7,076 per square metre in September, its highest figure in Idealista's series.

Prices were 5.0% higher over the previous three months and 1.6% above the level recorded one year earlier.

Formentera Remains Above €9,000 per Square Metre

Formentera continued to rank among the most expensive housing markets in the Balearic Islands.

The September asking price was €9,231 per square metre, although this represented a 5.5% annual decline.

The figure was also 7.7% below the island's historical high of €10,000 per square metre, recorded in February 2023.

Balearic Housing Market Shows More Mixed Movement

Across the Balearic Islands, the average asking price for second-hand homes reached €5,593 per square metre in September.

That was 4.1% higher than a year earlier, although the regional market was essentially unchanged from August.

The figures show increasingly different patterns between individual markets. While some areas continue to reach new highs, others have experienced significant corrections from previous peaks.

Idealista spokesperson Francisco Iñareta described the market as being at a potential "turning point" in some of the most dynamic areas, arguing that high prices have reduced part of the demand and that more expensive financing has affected transactions.

Idealista also suggested that prices could stabilise or decline over the medium term in some of the strongest markets, while more affordable secondary markets continue to record stronger increases. These are the company's assessment and outlook, rather than an independently established forecast.

What the Figures Actually Measure

The September figures are important for understanding advertised property prices, but they should not be confused with the final prices paid in completed property transactions.

Idealista's monthly reports measure its own market data for properties offered for sale. They therefore provide an indication of asking-price levels and trends rather than an official record of completed sales.

For Ibiza, the latest figures highlight a market where prices remain exceptionally high but where individual areas are behaving very differently.

Sant Carles has reached a new asking-price record after a 26.1% annual increase, while Sant Joan has experienced a substantial correction from its 2025 peak.
